Costs for heating, hot water, sewage, and building maintenance paid on top of your "Net Rent" (Nettomiete) to calculate "Gross Rent" (Bruttomiete).
Why this matters to Expats.
The Trap: Low "Net Rent" listings. A cheap apartment might have astronomical Nebenkosten (especially old buildings with oil heating). Always look at the BRUTTO (Gross) price. Also, these are usually "On Account" (Akonto), meaning you get a final bill next year.
Actionable Intelligence
Akonto vs Pauschal: "Pauschal" means flat rate (no extra bills). "Akonto" means you pay an estimate, and settle the difference later. Prefer Pauschal if you love heating.
Cable TV: Often hidden in Nebenkosten. If you don't use cable, ask to seal the socket and remove the fee (~CHF 30/mo).
